No freaking way. Not even 3b. Its max 2.5b maybe, its only +8 and the potential is not great.
I would say around 3.5bil + -.
hammers + slates wont be much effort so i think it should be around 3,5-4b tbh
Something to keep in mind is that it isn't even hamered, so I'd have to finish it myself
